Open plan extension with full refresh

A tired layout turned into a bright family home with room to grow. We joined the garage to the main dwelling, built a new extension on fresh subflooring, and tied new frames and trusses into the existing roof line. With all new windows, spotted gum floors and deck, and two VELUX skylights, the house now feels open, warm, and future ready.

Full Project Scope

This project started by taking the structure back to what was sound. We stripped out the old frames and roof to the existing subframe, then dug new strip footings and extended the piers to carry a larger deck and living zone. A new subframe set the platform for the extension, and we tied new wall frames and trusses cleanly into the existing roof line so the addition reads like it has always been there.

We brought the garage into the home to improve flow and storage, then installed all new windows and fully reclad the exterior for a consistent look. Inside, spotted gum flooring runs throughout and steps out to a matching spotted gum deck, giving the family an easy indoor–outdoor connection.

The plan adds three bedrooms plus a study, a new laundry, and two powder rooms. The parents’ wing includes a new master with walk in robe and ensuite. The kitchen now anchors an open plan living area, with two VELUX skylights drawing in natural light across the heart of the home. Behind the scenes we completed a full electrical rewire, new plumbing throughout, reverse cycle air conditioning, and a pitched new roof for long term performance and weather protection.

The result is a cohesive family home with better light, better circulation, and finishes that will wear well. It feels new without losing its original character, and it works hard for everyday life.
